Plain City is located in Weber County. The area was incorporated in 1944, and by 2012 had a population of around 5,800. Willard Bay is to the north, and Hooper and West Haven are to the south. Willard, Farr West, and Marriott-Slaterville are to the east, and the Great Salt Lake is to the west. Willard Bay State Park is about 15 minutes away and offers excellent camping, boating, water skiing, and fishing. In the winter, it is a perfect spot to observe nesting eagles. Plain City residents celebrate a rich pioneer history and heritage. The area was established by Mormon pioneers who came from Lehi and Kay’s Creek (Kaysville) in 1859 to find a good settlement area. Initially, settlers built dugouts instead of cabins because they were quick, easy, and required no rocks or timber. They consisted of a dirt floor, roof, fireplace, door, and window. Dancing was a popular form of recreation in the early days of the settlement; if fact, early settlers held their first dance, on a dirt floor, just a few months after the settlement began. Early residents also enjoyed gathering around each other’s hearths and singing, holding candy pulls, and getting together for fruit drying, corn husking, hay picking, quilting bees, and picnics. The old school house became the venue for church fairs, and in the winter people held sleigh-riding parties. In those early days, Plain City had a choir, a brass band, a drama group, and a baseball team. It was mainly a farming and dairy community, with sugar beets being one of the major industries. The Daughters of Utah Pioneers (DUP) runs the Plain City Museum out of a log cabin, built in 1860 by John Carver, part of the original group of settlers. In May of 1926, Plain City began holding Dairy Days, originally called “Black and White Days,” as a fundraiser for the baseball team. They had a cattle exhibit, baseball game, horse racing, and a dance. The annual celebration has continued to this day, although the venue has changed to the Weber County Fairgrounds, and it is now called Weber County Dairy Days. We decided to look at WPM’s current vacancy rate to see how we compared.

Why does a good property manager have a lower vacancy rate?

1. Property managers usually have really good systems in place for turnovers (getting an apartment ready to re-rent after a tenant moves out). They tell the tenant what their expectations are, know exactly what needs to be done, and use cleaning and maintenance professionals to get turnovers done quickly.

2.  Property managers are able to advertise on many different sites before the property is vacant, and can get a new renter lined up before the old renter has even turned in their keys. WPM tends to have video tours their properties allowing potential tenants to view the property without disturbing current tenants, and assist those who are moving from out of state. In both cases video tours increase applications and showings of a property.

3. Happy tenants make good tenants. When important maintenance issues are resolved in a timely, professional manner it saves problems down the road with the tenant and with the property.

4. Careful tenant screening helps to get better tenants who are more likely to take care of the property, pay on time, and to stay longer.

5. No matter how well you screen you cannot predict the future, and you will have a time when a tenant doesn’t pay on time or at all. Property managers are more likely to take swift action in order to get the money owed by a renter.

6. Knowing what you can and can’t do legally is very important especially when it comes to fair housing laws and the fines connected with them. It stated in the original article from All Management Property that there is a steep learning curve, and in property management when the learning curve is steep it is expensive.

7. Most of WPMs turnovers cost the owner $100 or less and are mainly for re-keying the locks and are completed at an average of 5 business days. (Of course, if carpets need replaced or something similar it will be more.)

Investors usually look at a lot of numbers when calculating cash flow and the lucrative benefits of having rental properties, but it is very important to realize that sometimes it doesn’t save you money when you try doing something yourself. As the above numbers suggest property managers can lower your vacancy costs which increases your cash flow.

South Weber, in Davis County, was settled in 1851 by the Watts and Bybee families and named after the Weber River. It was originally in Weber County, but in 1855, when the Weber River became the border between Weber and Davis counties, it became part of Davis County. South Weber was incorporated in 1938, and the population in 2012 was 6,372. South Weber is home to two gravel pits, Staker-Parson and Geneva Rock. South Weber’s interesting history includes the Morrisite War of 1862, a clash between the Utah Territorial Government and an excommunicated member of the Mormon Church, Joseph Morris, and his followers. Morris’s group of over 200 men, women, and children, known as the Morrisites, had been gathered at Kingston Fort on the Weber River, where Morris had formed his own church. When discontented members tried to leave, the group illegally held them prisoner. This prompted the government to get involved, and the militia, under the command of Deputy U.S. Marshal Robert T. Burton, arrived at the fort. When the Morrisites refused to cooperate, a three-day siege began, which ultimately resulted in the deaths of between nine and eleven people, including Joseph Morris. With the death of Morris, his people surrendered. A Morrisite War monument still stands in South Weber today. Another interesting part of South Weber’s history, or rather folklore, is the week of “Bigfoot” sightings in 1980. Various residents reported seeing a creature resembling the Sasquatch. Others claimed to find large tracks, and many noticed a pervasive foul stench. A horse allegedly ran through a couple of barbed-wire fences and then dropped dead from fright on South Weber Road. Swarms of Bigfoot hunters arrived in South Weber, and the Division of Wildlife Resources even launched a search, but nothing was ever found. Business Week Magazine named South Weber the sixth best suburb in the country in 2009. This family-oriented community celebrates Country Fair Days each August with tournaments, contests, a chuck wagon dinner, South Weber Idol, Kids K Fun Run, Old-Timers baseball game, movie in the park, Little Buckaroo Rodeo, entertainment, vendor booths, parade, fireworks, and a youth stomp. South Weber Recreation sponsors an annual Thanksgiving Bowl for fathers and sons, and the Family Activity Center offers a variety of sports, activities, classes and special events. The South Weber Model Railroad Club gives free public rides on the third Saturday of each month from March to October at Canyon Meadows Park. Around Halloween, they also have a “fright” train. South Weber’s proximity to the mountains offers an abundance of year-round outdoor recreational opportunities, including scenic drives through Weber Canyon, water fun at Pineview Reservoir, a hike or bike ride on one of Davis County’s trails, or world-class skiing and snowboarding at Snowbasin, site of the 2002 Winter Olympics. Sunset is a small residential city in Davis County with a population of over 5,000 people as of 2012. Sunset is south of Roy, west of Hill Air Force Base, north of Clearfield, and east of Clinton. Salt Lake City is only a 32-minute drive south, and Ogden is 11 minutes north. The beautiful Wasatch Mountains offer gorgeous views to the east, while the Great Salt Lake provides equally amazing sunsets to the west. Mormon pioneers originally used the area that is now Sunset and Clinton as a winter feeding ground. The first permanent settlement was built in the 1800s by James Hill and his family. It was called Summit until around 1896, when it became known as Clinton. Around 1916, a few residents were enjoying a sunset over the lake and spontaneously decided to name their area “Sunset.” This particular area eventually separated from Clinton into its own community, and was incorporated in 1935. The City of Sunset’s vision is a community where people feel important and respected, and neighborhoods are stable, safe, healthy, caring, and friendly. The city has a cooperative agreement with Clinton City Recreation to provide opportunities for sports, classes, and activities.  The North Davis Senior Center in Clearfield serves Sunset residents and offers weekday lunches, health screenings, and an assortment of classes and activities, such as lapidary, soap making, art, quilting, pinochle, and line dancing. Another popular event is “Sunset Sam’s Winter Fest.” For twenty years, Sunset celebrated Groundhog Day with “Sam,” the guinea pig, who would predict either an early spring or a long winter. A grieving couple who had lost a child started the tradition in 1994, and the city eventually took over and turned it into a winter festival with an assortment of games and activities. Different guineas pigs have filled the role of “Sam” over the years, but after the latest Sam died in 2014, the city decided to eliminate the prediction part of the celebration. Uintah, a small community in Weber County, sits at the mouth of Weber Canyon, just a few miles south of Ogden and about a half-hour’s drive north of Salt Lake City. The Weber River borders Uintah on the south and west, and the beautiful Wasatch Mountains lie on the east. Uintah has a rich, Native American history, dating back over 5,000 years, according to archeological work. The area was a favorite hunting and camping ground for Native Americans traveling through Weber Canyon. Uintah gets its name from the Weber Ute Band of the Shoshone Indian Tribe. It was settled by Mormon pioneers in 1850, and early industries included farming, livestock, and the manufacture of charcoal, broom, sugar, and molasses. The settlement was originally called East Weber and then Easton. Uintah experienced a population boom when the railroad came through Weber Canyon. A railroad station was constructed in the area in 1869, and at the peak of the population boom, Uintah boasted about 25 salons and more than 75 businesses, as well as a brewery and a telegraph office. However, when the Utah Central Railroad opened between Salt Lake and Ogden in 1872, many residents and businesses deserted the town, and Uintah returned to being an agricultural area. In 1900, the population was less than 300. In 1937, the area was incorporated, and the population has continued to grow slowly, but steadily. As of 2012, it was around 1,300 people. “Mountain U” is a much-loved icon in this small city. In 1923, a Boy Scout troop enlisted the townspeople’s help and built the big “U” on the mountain east of Uintah. Each year when school adjourns for the summer, the town returns to the mountain to whitewash the “U” in a celebration known as U-Days. As part of the celebration, the community lights up the letter at dusk. Until 1994, oil-filled cans and cotton wicks were used, but nowadays, electric lights are strung around the perimeter. The U-Days celebration also includes a parade, Fun Run/Walk, booths, talent show, craft show, and more. The Uintah Youth City Council (YCC) provides an opportunity for high school students to learn about government and participate in community service. The YCC has started an annual “Trunk or Treat” activity in October and a “Turkey Trot” race and food drive in November. The community of Uintah also enjoys an annual Easter Egg Hunt at the city park.  In addition to fun community events, residents can run, walk, or bike along the different Weber County trails in the area. Uintah’s volunteer fire department also has  a website that provides residents with safety tips and other important information.
